Hi Ken, my questions are as follows. I would really appreciate it if you could give an answer or some hints on my questions once you are available:-

1) I have survey the houses and shop houses in my city. I found it is not worth in buying them because after I have run through the “Five Step Property Evaluation Process”, the rental cannot cover my loan. I am planning to go outside of my city to look for the “right” property. However in your book, you are not encouraging us to buy a property which is too far from our place because it is not easy to manage them. So, I would like to seek your advice what should I do? I mean do I have to look for the “right” property outside from my city?

2) If we want to buy a property which we believe it can give us a positive cash flow, but it is still under construction. What is the advice you are going to give us? How about if we are planning to buy a property which is under construction but we are not sure if the property could give us a positive cash flow, what should we do?

3) We need to collect sufficient information in order to run the “Five Step Property Evaluation Process”. However in my place here, people are reluctant to provide the info to us. What should we do? Walk away and find another property?

Thanks for your time to read it. Have a nice day!

Ken,
My wife and I are retired and are renting the 13 SFD's that we (and the banks) own. However, we have hit a brick wall and need a problem solver or some advice. My wife said, "What about going to a Financial Planner/" I did some research and found that all the ones I looked at are either trust/will salesmen or equities/insurance/annuities salesmen. None seem to know anything about real estate. Then I remembered buying your book a few years ago and decided to look you up on the web. I also remember as a member of AMHA seeing your name in the masthead as President. So my question is.... can we pay you for a few minutes of your time to reply to an email I will write explaining our dilemma?
Thank you, Gary & Joan Parks

Hi Ken, I want to build a three stores building, with nine apartments, costing about $800,000. The building will be located in Beira City - Mozambique. I bought a land in my actual company name, which will build the building, but I want to construct the building in new entity name. How to manage this, and in which entity I'll get the loan?

All I would add to "Being upside down only matters if you're selling" is: "...or refinancing". You usually need 15 - 25% equity in an owner-occupied property in order to refinance it.
